Euca is a boutique community of 25 architecturally designed townhomes that demonstrates how thoughtful development can deliver outstanding housing, sustainability and community outcomes within an established metropolitan location.
Delivered by Kolabb in partnership with the City of Tea Tree Gully and Centina, Euca transformed underutilised land in Modbury into a vibrant residential precinct centred around a publicly accessible landscaped park. Located just 20 minutes from the Adelaide CBD and moments from Tea Tree Plaza, the development provides high-quality, attainable housing while creating valuable public open space for the broader community.
The project comprises a mix of two and three-bedroom townhomes, with every home achieving a minimum 7-Star NatHERS rating and the development averaging 7.5 stars. Designed and delivered ahead of the mandatory 7-Star standard, Euca reflects a strong commitment to sustainability, energy efficiency and lower living costs. More than 15% of homes were delivered as affordable housing, supporting greater housing accessibility.
A defining feature is the landscaped public park, complete with a playground, lawn areas, mature trees and pedestrian pathways, creating a welcoming space that connects residents with the surrounding neighbourhood.
Market demand was exceptionally strong, with Stage 1 selling out within two weeks and Stage 2 within two months. Euca attracted first-home buyers, downsizers and young families seeking a sustainable, connected lifestyle, demonstrating how collaboration, quality design and environmental performance can create lasting value and set a benchmark for boutique residential communities.
